May 2018 Report – San Francisco Real Estate Market Update for April 2018


The number of homes in the Overall Sales category sold in APRIL increased from the previous month as well as a year ago in the San Francisco Real Estate Market. These numbers reflect the homes sold (for the most part) in the previous month given a typical 30 day close. The average sale prices were less than the previous month but more than a year ago. The percentage increase of average sold price over the average list price was less than the previous month but more than a year ago. Average days on the market decreased slightly from the previous month as well as a year ago.

What do these numbers all mean? This month, single family homes OVER $2M sold (on average) MORE than the asking price by OVER 25%! Those under $2M were over (on average) 21%! In fact, all the categories we track sold for more, on average, than the list price. As always the San Francisco real estate market which continues to perform EXTREMELY WELL!
