August 2018 Report – San Francisco Real Estate Market Update for July 2018


The number of homes in the Overall Sales category sold in JULY decreased from the previous month but were more than a year ago in the San Francisco Real Estate Market. These numbers reflect the homes sold (for the most part) in the previous month given a typical 30 day close. Once again, this is typical as we generally have a summer lull in the market about this same time every year. The average sale prices was slightly less than the previous month but more than a year ago. The percentage increase of average sold price over the average list price was LESS than the previous month but slightly more than a year ago. Average days on the market were about the same as the previous month but a little less than a year ago.

Starting this month we will be going back 10 years to show the comparison. As you can see, the average SOLD versus average LIST prices are currently way over at an 8% increase (on average) compared to LESS than 1% at 0.64% ten years ago. You will also notice that the average days on the market are currently 27 while ten years ago it was 55, on average! This would indicate a MUCH hotter residential sales climate NOW. It could also indicate more cash buyers NOW compared to those needing loans in the past.

What do these current numbers all mean? Single family homes UNDER $2M sold (on average) MORE than the asking price by OVER 17%! All the categories we track sold for more, on average, than the list price with the exception of Co-ops which always tend to do their own thing. As always the San Francisco real estate market which continues to perform EXTREMELY WELL!
